Guide
Ask ChatGPT about your rent roll, your NOI, or who's behind on rent — and have it answer from your live Rent Manager database. No exports. No pasting spreadsheets. About ten minutes to set up.
ChatGPT can't reach Rent Manager on its own. Rent Manager keeps your data behind an API that ChatGPT has no way to log into, and no amount of prompting changes that.
What bridges the two is a connector. AskRentAI is that connector: it sits between ChatGPT and Rent Manager, holds your API credentials, and translates a plain-English question into the right Rent Manager queries. You ask, it fetches, ChatGPT explains.
Three steps, start to finish:
You can use your own Rent Manager login, but the better practice is a dedicated API user. It gives you a clean audit trail, it can be scoped to read-only, and you can switch it off without touching anyone's day-to-day access.
In Rent Manager, create a new user, give it read access to the properties you want to ask about, and note the username, password, and your Rent Manager database URL.
Go to the signup page and enter your Rent Manager URL, API username, and password. The connection is verified on the spot — if the credentials are wrong, you'll know before you leave the page.
You'll get back an AskRentAI endpoint and a token. Keep them handy for the next step.
The trial runs seven days and doesn't ask for a card.
In ChatGPT, open Settings → Connectors, choose to add a custom connector, and paste in the AskRentAI endpoint and token from the previous step.
Step-by-step screenshots for ChatGPT — and for Claude, Gemini, and Grok — are in the full setup guide.
Once it's connected, ChatGPT will show AskRentAI in its list of available tools, and will reach for it whenever you ask something that needs your property data.
The fastest way to know it's working is to ask something you already know the answer to. Then ask something you don't.
"What's my occupancy across the whole portfolio right now?"
A live count, property by property, pulled the moment you ask.
"Show me delinquency over 30 days, worst properties first."
Aged receivables, ranked, without opening a single report.
"Compare NOI this year against last year and tell me what changed."
Not just the numbers — the explanation of which line items moved.
"Which leases expire in the next 90 days, and what are those units renting for versus market?"
The kind of question that used to mean three reports and a spreadsheet.
More starting points are in the first questions guide.
No. AskRentAI is read-only by design. It has no ability to write, edit, or delete anything in your database.
No. The same AskRentAI connection works in Claude, Gemini, and Grok, and in any other AI client that supports connectors. You can connect several at once and switch between them — your credentials live with AskRentAI, not with the AI.
AskRentAI doesn't train anything on your data. Your data goes to whichever AI you've connected, so its policy applies to the conversation — on ChatGPT's business and enterprise plans, that means no training on your content. The privacy page covers what AskRentAI itself stores.
