Guide
Ask Claude a question about your portfolio and have it answer from your live Rent Manager database — occupancy, NOI, delinquency, leasing, anything Rent Manager tracks. Works on Claude's free tier. Setup takes about ten minutes.
Claude has no way to log into Rent Manager by itself. Your data sits behind Rent Manager's API, and Claude has no credentials for it.
AskRentAI is the connector that closes that gap. It holds your Rent Manager credentials, turns a plain-English question into the right queries, and hands the results back to Claude to interpret. You ask in the chat you already use; the numbers come from your actual database.
Two practical reasons, neither of them ideological.
It works on the free tier. Claude supports custom connectors without a paid plan, so you can test AskRentAI against your real portfolio without buying an AI subscription first. ChatGPT requires a paid plan for the same thing.
It handles long analysis well. Portfolio questions tend to sprawl — twelve months of P&L across forty properties is a lot of numbers to hold at once. Claude tends to stay coherent across that kind of volume, which matters when you're asking it to explain a variance rather than just print a table.
That said, none of this locks you in. The same AskRentAI connection works in ChatGPT, Gemini, and Grok. Your credentials live with AskRentAI, not with any one AI.
Your own login works, but a dedicated API user is the better habit. Clean audit trail, scopeable to read-only, and you can revoke it without disturbing anyone's daily access.
Create the user in Rent Manager, give it read access to the properties you care about, and note the username, password, and your Rent Manager database URL.
On the signup page, enter your Rent Manager URL, API username, and password. The connection is tested immediately — bad credentials fail before you leave the page, not three days later.
You'll get an AskRentAI endpoint and a token. Keep both for the next step.
Seven-day trial, no card.
In Claude, open Settings → Connectors → Add custom connector, then paste in your AskRentAI endpoint and token.
Claude Desktop uses a slightly different flow than Claude on the web. Both are covered, with screenshots, in the full setup guide.
When it's connected, Claude shows AskRentAI among its tools and reaches for it automatically whenever a question needs your property data.
Ask something you already know the answer to. Then ask something you don't.
"What's my occupancy across the whole portfolio right now?"
A live count, property by property, as of this moment.
"Who's more than 30 days delinquent, and how much is it in total?"
Aged receivables ranked worst-first, without opening a report.
"Run a year-over-year P&L review and tell me where I'm losing money."
The variance and the explanation, not just two columns of numbers.
"Which of my properties has the worst expense ratio, and what's driving it?"
A question that used to mean pulling every P&L one at a time.
More starting points in the first questions guide.
No. AskRentAI is read-only by design and has no ability to write, edit, or delete anything.
Yes. One AskRentAI account can serve Claude, ChatGPT, Gemini, and Grok at the same time. Use whichever you prefer that day.
AskRentAI doesn't train on your data. Once a question reaches Claude, Anthropic's policy governs the conversation — by default, consumer and business plans don't train on your content. The privacy page covers what AskRentAI itself stores.
